The property is approximately 233.28 acres in northwest Stillwater. This location is best suited for industrial or recreational development. The eastern boundary of the property is the airport, and the area is largely undeveloped. The Cimarron Turnpike spur is located northeast of the property and Interstate 35 is five miles west of the property.

This location is a mile and a half west of Highway 177 in northern Stillwater. The area is adjacent to the Stillwater Regional Airport with half of the property in city limits and half out of city limits. Lakeside Golf Course is two miles east of the property and Oklahoma State University is four miles south.
