ONG negotiates move to make room for progress

RICKEY HAYES, ECONOMIC DEVELOPMENT
On the possible move of ONG and expansion of retailers in Smith Farm Marketplace: (ONG has) been a good neighbor. Were still working out the details, engineering details. Well make an announcement in the near future.

Negotiations are under way and plans are being made for the property at 12250 E. 96th St. North, where the Oklahoma Natural Gas Co. service station is located in Owasso.

"There is a plan to move ONG to a site at Cherokee Industrial Park. It isn't finished yet," said Rickey Hayes, Owasso's economic development director.

Hayes said the 15 acres of land where the station sits belongs to the city of Owasso and ONG leases it. The city hopes to sell the land to Hunt Properties Inc., a retail development firm based in Dallas, to build phase three of Smith Farm Marketplace.

Phase three would include 185,000 square feet of retail space, Hayes said.

Representatives from Hunt Properties did not want to comment, but according to the company's Web site, www.huntprop.com, phase three would include Olive Garden Italian Restaurant and retailers J.C. Penney; Ross Dress for Less, a clothing store; and Ulta, a beauty salon and supply store.

Hayes said there is some commitment on the smaller retail spaces as well.

Scott Shepherd, regional vice president of ONG, said details are not complete.

"We're trying to work out a deal with a developer and the city of Owasso -1/3 we have been for two years," Shepherd said. "We're in negotiations and have been for a long time. I wish it was happening sooner. It's going slow, but there's a lot to it."

Shepherd said the Owasso station has been at that location for 10 years and is one of the company's newer stations from which field personnel work. There are similar stations in Broken Arrow and midtown and west Tulsa.

Hayes said ONG was one of the first businesses to locate on 96th Street North, now the city's largest retail corridor.

"If a potential move would happen, we wanted it to be in the immediate vicinity. They've been a good neighbor," he said.

"We're still working out the details, engineering details. We'll make an announcement in the near future."
